Can't hire a company that earn my lack of TRUSTING THEM! Their estimate process is simply very lacking. They lack the ability to properly answer simple questions accurately. I had to write several emails to get answers to important information missing from their bid. They sent two guys to measure and inspect the roof. These guys wrongly assumed, incorrectly that there are two roofs to be removed, when in fact, there is only one. ($5,000 extra to remove a second roof that I don't have) They tried to defend these inspectors saying that I would not allow a cord drilling of my roof, say what?. BTW, 5 other other roofing contractors were able to check several locations on my roof to their satisfaction, without any request to drill a hole in my roof, and they all stated that I only have one roof. So, do your homework, otherwise you risk being taken advantage of by this company. Below is proof (plus, phone records, lots more emails and on site video cameras) that this review is not spam, see their emailed roofing replacement bid to me below.

TLDR: - I had a 30+ year old shingle roof replaced with tile + solar on 2k square footage of house & garage. - The team started removing the old roof on a Monday and finished the last touches on my new roof that Friday. - Entire project cost me exactly what I was led to believe it would cost after the first time I met AJ months before the work was actually kicked off. - Every single person I met at the company was kind, fun, and a roofing pro. - If you're going a tile or metal roof and you live in South Bay, save yourself the trouble and just go with Biltwell.
I wouldn't bother checking with others in the area. - Two months after the roof replacement I've only found 2 nails on the entire property, and I found them while I was weeding in a corner of the yard nobody walks in. This was surprising to me; I've heard from others that I should, "Expect to find nails everywhere for a year, " as a general rule of thumb for all roofing companies.
Not true for Biltwell, there's a lot of attention to detail with these guys. -- The details The Planning: My sales contact was AJ. Of all the companies that came and provided quotes for me, he was by far the most fun. He showed up with his ladder and immediately got up on the roof and took measurements. He also invited me up to take a look if I was curious to understand the status of my current roof. "Eesh, " he said when he peeled up a shingle and we could see the wood rafters and, believe it or not, my attic.
There was no weatherproofing at all. "Yea, you are definitely due for an upgrade my friend, " is how he put it. We then came in the house and he showed me endless pamphlets with all the options and details of shingle roofs, tile, and metal. Extremely knowledgeable guy. He helped us dial in our choice of tile and everything else was a cake walk regarding planning. However, I was a difficult case.
Not only did I want tile, but I also wanted solar panels. Since the tile is fragile and can break easily, the solar had to be installed before the final tile job was complete or else they'd break a bunch of the tiles. This is finicky and it required a lot of back and forth between AJ, myself, and the solar company. The work itself: All of the work was completed in 5 consecutive days.
The roofing team showed up on Monday and the roof was completely done on Friday. The team that showed up always had at least a few guys who could speak English so it was no problem communicating with them as I had questions or needed to route them around things (Dog poop in the back yard, what to do with the stuff in the garage while they re-roofed that, etc.).
Everyone on the team was extremely pleasant and kind. They would usually pause for an hour or so for lunch and before leaving they would make sure to leave space to walk from the driveway to the door in case I wanted to go out. They were very cognizant of their work while also being aware that I worked from home. I felt very comfortable walking around as I needed, as they usually kept the property around the house pretty clear of nails & shingles & tiles. AJ called regularly during the job to see if I had questions and tell me about next steps.
As the pictures show, the end product is absolutely beautiful. I couldn't be happier. They took so much care to paint the cement at the corners and the pins for the solar panels and all of the flashing so that it looks seamless. We have, by far, the most beautiful roof on the block. After the work: Once the work was done, the communication switched to be with Lupe at the main office. (For a while I didn't realize I was supposed to call the main office, as AJ's scope of work kind of ends with the job itself, so note: Once the job's done, make sure you call Lupe to finish everything up and the process of getting the inspection & whatnot will go really smoothly. She's great, I promise).
They got me on the schedule for an inspection with the city before the solar company came to install the solar panels and helped facilitate all the talking with the solar company. Overall: I'd give 6 stars if I could. Everyone I dealt with at the company was kind, knowledgeable, and customer-focused. And the job ended up costing exactly what I budgeted after the first meeting with AJ to boot (he estimated the job would cost a couple thousand less than it actually did, but he even said in that first meeting that it might happen since it's hard to tell how much wood they'll need to replace until they actually get a good look at the wood under the shingles, so I had planned on that extra couple thousand).
I was lucky to even get the chance to meet Steve and Lupe and, like AJ, they were so much fun to hang out with. My parents run a small business too so I felt at home talking to them. I recommend Biltwell over anyone else, especially if you're planning to do a complex job like mine (Tile + solar or similar).

Impressed by all of the 5 star ratings, I scheduled an appointment for an estimate on 4/29 between 2 and 4. I was told by the scheduler that the estimator would call when they were on their way, so I took the afternoon off. No show, no call, no nothing. I thought --"ok, screw it! I have some other estimates. I'll use one of them". Then on 5/2, Patty leaves me a message saying "the roofer missed the appointment (duh) and would like to reschedule." No apology.
I was thoroughly annoyed and had no intention of rescheduling. My wife suggested that maybe this was a one-off snafu, so, I did. I rescheduled for 5/6 between 12 and 2, again I was assured I would get a call when they were on their way, and took the afternoon off.again. Guess what?!? No show, no call.nothing! Serenity now. good luck, folks.

You never have to worry about honesty, professionalism and getting the job done correctly. My parents are in their 90's. They couldn't go up on the roof to check out what the problems were that they were being told by a contractor. Come to find out the problem was minimal and not thousands of dollars as described. That's when I got involved and called Bilt-Well as usual. Thank you always Bilt-Well Roofing for everything - but most of all your continued honesty. What an amazing team of people. A very nice human named Lupe actually answered the phone. I appreciated the way Lupe responded to my request to repair a roof leak during the recent rain, and was upfront about the cost to patch/repair. I called on Saturday (when it was not raining) to come and give me a bid, with a possible repair. I was asked to be flexible during the next week and she would get her repairmen out asap.
I was shocked when they came out 2 days later on Monday at 1PM, found the problems quickly, and patched the roof to perfection. The 2 gentlemen who patched my roof were really pro, and even helped me fold up the large tarp that had been on my roof since the first big rain in LA. One contractor had given me a quote way higher, adding that he could maybe come out in a week and a half. Other roofing contractors I reached on the phone told me the soonest they could get to me would be 2-3 weeks. They are also a local biz. I would highly recommend Bilt-Well.

We are a 5 unit townhouse building in West LA. In 2015 we were in dire need of a new roof. I checked around when someone recommended Biltwell. Steve the owner was out in a flash and gave us an estimate. He had to tear the roof down to the very bottom as over the years of people patching repairs it was a mess. We had ceilings falling in and horrible leaks.
He had to coordinate the removal of all of our water heaters and air/vac units on the roof as the work was being done and he did so smoothly I couldn't believe it. Do not trust this company to install roofing units or lay new seals up to code. If you go with this company take every step to ensure the city inspects their work because they will try to avoid regulations to cut corners. And dont expect any timely response once he sees you're actually inspecting their work after catching them. Prices are competitive because the quality is not.

Awesome service from this company! They came out as scheduled, performed work as agreed, and cleaned up everything afterwards. Workers were polite and focused. Hard to find companies who do what they say in todays economy! They did roof repairs on a larger older roof that was previously leaking. Had a huge rain storm next day and no more leaks! Already recommended them to a neighbor down the street. Oh and priced competitively so it was all one could ask for. Thank you!

About 15 years ago they did a full tear-off/replacement for a comp shingle roof on my house in Northridge (my friend who is the facilities manager for a commercial building complex recommended them). The work they did was outstanding and the roof never leaked. This past spring I sold the house and the buyer's inspector walked the entire roof and said that it was great work, that the functional age of the roof was only a couple years old.
So when I moved to Simi Valley I asked Bilt-Well to come out and check out the roof on my new house as I saw some broken tiles and some tiles that had slipped. A foreman came out (showed up exactly on time) and did a full evaluation of the roof. He noted several things that needed to be corrected to preserve the roof and prevent leaks (important if it every rains in SoCal again).
I received a quote via email a couple days later and scheduled the work. A crew of two men showed up just when they said they would (seriously, I didn't know that timely contractors existed anymore) and spent the better part of the day performing deferred maintenance on the roof - replacing busted tiles (their ability to match the old tile was uncanny), sealing flashing, securing loose tiles, etc.
I was VERY pleased with the job that they did and I plan to have them back each year to keep on top of the maintenance, cheap insurance I think. Bilt-well is not some guy driving around in a 1996 F-150 with spilled hot tar and beer cans in the back. These are legit roofers that are actual professionals. You pay for that but it is a whole lot cheaper than doing drywall ceiling repairs and all that goes along with a leaky roof.

I had the pleasure of working with Jodie and her team at Bilt-Well Roofing. It was extremely hard to find honest roofers in the Los Angeles area. A lot of roofers either don't care about small jobs, or give estimates that are way out of range. Also a lot of roofers do not work with standing seam roofs. After searching at least 10 roofers and only 3 of them that work on standing seem roofs, I went with Bilt-well.
They were honest, and even though my project was a small job, they still treated me as if I was re-roofing my whole building. Covid hit and their production slowed, even through this event Jodi still updated me and let me know I was not forgotten, but they had a skeleton crew and things were taking longer than expected. I appreciate the honesty they showed me, and giving me realistic expectations. I definitely recommend Bilt-Well and will be using them again in the future.

Bilt-well worked on our 100-year old historic home that had a laundry list of challenges ranging from no easy access and roof steepness and our fussiness and not damaging the weeping mortar joint throughout the exterior. This review is an update from last February. We had used Steve Radenbaugh from Bilt-Well Roofing; the family owned business since 1936; for a repair on our roof last February 12th when our roof was leaking. We told him we would have our roof replaced this summer. Well Steve came out this morning, looked at our roof and told us we did not need a new one.
He did get upset at me for not cleaning the leaves off of the roof and that was just fine. He told me more roofs are ruined because leaves clog up the drains. I promised him it would be done within a week. His professionalism was appreciated and we will call him back when we do need a new roof. Jim Woodland Hills, CA

My wife and I thought our roof being 25 years old needed replacement. Both Steve R and Lupe, the owner and manager immediately and adamantly advised against this. They both stated the Presidential Celotex asphalt shingle was meant to last 40 years! I had forgotten about this so I pulled out the old brochure and sure enough, there was the 40 year warranty. Their intellectual and professional honesty are much appreciated by this grateful retired couple. This is an honest to goodness reliable company!

Bilt-Well roofing did a good job putting a roof on my out building. Their price was competitive and they were patient with my timeline for doing the work. No leaks so far and it's been raining a ton. The edge flashing could have been tidier at the exposed side to the pathway but it's not a big deal. The guys who did the work were super nice. I would hire them again but maybe be a little more specific about wanting certain parts to be cleaner.

These guys are my heroes! Last week it was pouring so I called my home insurance company but they were too backed up to send a claims person out to inspect and repair the roof. I called Bilt-Well instead and spoke to Steve & Lupe. Thanks to their rush list, I was able to get same day service and Bilt-Well's roofer, Alfredo, took photos of the damage to my roof prior to repair.
My home insurance company called Bilt-Well to find out what happened to the roof since they couldn't send their own guys with the same prompt service. Thanks to Bilt-Well I was able to stop the leak in my roof and prevent what could have turned into serious water damage. I'm so grateful to have someone in my corner who cares about my well-being and makes me feel like my concerns are important to them. Also, the customer service at Bilt-Well is superb.

Used Bilt-Well for a townhouse complex that I am on the HOA for. When they came out to inspect the leak in the roof, they performed an unauthorized repair to the unit. After this was done, we agreed through the management company that we would pay, but with a 25% discount since this was an unauthorized repair. However, as it rained a week later, the location of the repair again resulted in a leak.
The came back out to repair the area again, but then during the next rain, the leak again occurred at the same spot. Based on this, they told us that they did not want to work on the flat roof and were not going to repair the leak any further. We then had to go with another roofing company to fix the issue, even though we had already paid Bilt-Well.
This was a horrible experience and resulted in not only a waste of money, but also significant hours of my time from the HOA, as well as the homeowner. I suggest others think twice before using Bilt-Well for any repairs!

In Southern California, with many low-rainfall winters, minor roof leaks can seem like small problems. When a season of heavy rain bears down on your home, these leaks can get much worse very quickly. I learned this the hard way. Instead of protecting me from the elements, my roof became a large rain-collecting device which delivered massive amounts of rain water directly into my home studio.
Even if I diligently followed weather reports, the unpredictable incoming rain required me to "babysit" my various rain tubs, buckets, pots & pans all through the night, night after night, to keep watch and empty them before they could overflow. Loss of sleep took a serious toll on me and even forced me to pull out of an exciting theatre project due to my profoundly underslept condition.
Though my finances were already stretched thin, I had to find a roofing company that was was highly professional and yet affordable. I did a tremendous amount of shopping and got numerous quotes. I also got referrals from my friends. Bilt-Well had recently replaced the roof of a friend's home, someone I consider to have excellent judgement. He and his wife strongly recommended them to me.
During my first consultation with Scott, Bilt-Well's very knowledgeable and informative customer consultant, a sample of Polyglass Q / Polyfresko G SA roofing material was shown to me. Unlike standard grey flat-roofing material, with Polyglass Q / Polyfresko G SA, the top layer of fine gravel is fully encapsulated in a bright white coating. This gravel can come off standard roofing material over time and build up in roof drains and rain gutters. That's what happened to my previous roofing.
Along with this company's strong reputation and the referral from my friend, this particular roofing material was a primary reason for my decision to choose Bilt-Well for the job. Now the story gets interesting. Sometimes an error can show you just how good a company really is. Unfortunately, a miscommunication between the front office and the person loading the truck on the day of my job resulted in standard-quality grey flat roofing being delivered and installed, rather than the white Polyglass Q / Polyfresko G SA specified in the original order.
Once the job was underway, I was shocked to discover this mistake. They had already covered about 2/3 of my roof with standard-quality roofing material. We halted the job and considered various solutions. At first, the idea was to just go with the roofing that had been installed by accident and have the roofing crew apply a layer of white sun-reflective coating, but I was not satisfied with this option.
That was *not* what I ordered! Naturally, I was disappointed. But wait! This story has a happy ending. After working my way up the chain of command, I reached Bilt-Well's operations manager, a good-humored, no-nonsense woman named Lupe. She immediately understood my problem and gave orders to have the job redone. And she stuck by those orders. Lupe sent a new team of installers back to my house and the right roofing material was installed.
She even sent her own son, Philip, to oversee the work. The crew relaid the entire flat roof. I was impressed, completely satisfied and proud when it was done. This was what I wanted from the start. Where many other roofing companies might have attempted to talk me into keeping the standard-quality roofing, Bilt-Well corrected their mistake and got the job done RIGHT.
I now have a brand new, gleaming-white Polyglass Q / Polyfresko G SA flat roof on my studio. Unlike standard grey flat-roofing material, with Polyglass Q / Polyfresko G SA, the top layer of fine gravel is fully encapsulated in a bright white coating. This gravel can come off standard roofing material over time and build up in roof drains and rain gutters. That's what happened to my previous roofing.
Along with this company's strong reputation and the referral from my friend, this particular roofing material was a primary reason for my decision to choose Bilt-Well for the job. Now the story gets interesting. Sometimes an error can show you just how good a company really is. Unfortunately, a miscommunication between the front office and the person loading the truck on the day of my job resulted in standard-quality grey flat roofing being delivered and installed, rather than the white Polyglass Q / Polyfresko G SA specified in the original order.
Once the job was underway, I was shocked to discover this mistake. They had already covered about 2/3 of my roof with standard-quality roofing material. We halted the job and considered various solutions. At first, the idea was to just go with the roofing that had been installed by accident and have the roofing crew apply a layer of white sun-reflective coating, but I was not satisfied with this option.
That was *not* what I ordered! Naturally, I was disappointed. But wait! This story has a happy ending. After working my way up the chain of command, I reached Bilt-Well's operations manager, a good-humored, no-nonsense woman named Lupe. She immediately understood my problem and gave orders to have the job redone. And she stuck by those orders. Lupe sent a new team of installers back to my house and the right roofing material was installed.
She even sent her own son, Philip, to oversee the work. The crew relaid the entire flat roof. I was impressed, completely satisfied and proud when it was done. This was what I wanted from the start. Where many other roofing companies might have attempted to talk me into keeping the standard-quality roofing, Bilt-Well corrected their mistake and got the job done RIGHT.
I now have a brand new, gleaming-white Polyglass Q / Polyfresko G SA flat roof on my studio.
